What type of loans do we do?
We can facilitate loans from approval to funding in as little as one to two weeks, depending on the availability of the title report. Our primary focus is on small commercial loans, specializing in industrial properties, single-family rentals, infill land sites, and specialty purpose buildings such as car washes, gas stations, and auto repair facilities. Please note that we do not provide construction loans or loan secured by office buildings. Throughout our history, we have successfully completed hundreds of loans for a diverse range of borrowers and property types, with our office located in downtown Torrance. To finance your property, you will need to provide a title report, executed loan documents, and a loan application. The initial step in the borrowing process involves submitting a brief description that includes the property address, the desired loan amount, the loan term, and the intended use of the loan proceeds. Following this, a short application form will be required, which may include information about any existing tenants and potentially necessitate an environmental review. Most loans can be finalized within 7 to 10 business days, and often even sooner. We view our clients not merely as borrowers, but as valuable business partners.
